Des and Sally Came to us with their site that they had aquired in Wimborne, Dorset. They had purchsed the plot with outline planning permission for a chalet bungalow, with a view to build an individually designed property to provide a long term home.   

The outline planning permission was approved by the local planning authority on the basis of a site plan and approximate footprint, without any detailed floor plans or elevations. This meant that the principle of development has been agreed and established. Des and Sally needed a design for their home and they laid down their basic accomodation requirements for us to work with. They also provided a scrap book of designs that they liked and we used this to form an overall feel of their design preference. They were both keen for the design to have a warm and homely feel, but also be indivdual in design.

After analysing the site and identifying features that would restrict or enhance the design we created a number of sketch options to present to Des and Sally. Once we agreed on a preferred option we developed this into a final design ready to submit to the planners for approval. Before submission we reviewed the design ensuring that the original brief was achieved and prepared a cost plan to make sure the design was deliverable in terms of Des and Sally's budget.

The final design provided an internal floor space approximately 190m², and with a budget of £1,100/m² shou;d acheive build costs of around £210,000. Downstairs accomodation included a study/guest bedroom, formal sitting room, split level open plan kitchen/dining family space, larder, utility room and w.c. Upstairs there is a master bedroom with en-suite, 3 further bedrooms (1 with en suite) and a family bathroom. Externally the building uses traditional elements such as a pitched roof with gable treatment, dormer windows, exposed rafter feet, using traditional materials but acheiving individual design. The use of clean lines and unfussy detailing still manages to achieve a modern house.
